June 21, 2005

 

Members Present: Gordon Gladstone, Joel Wolk, Fred Clay, Don Gilligan, Bill Croteau, Deb Benjamin, Dave Belton, Greg Waugh

 

Members Absent: Colleen Tuck, Rich Slater

 

The meeting opened at 6:40pm

 

Middle School HVAC Project:

Ms. Bonne Desousa from KBA presented to the committee a request to approve additional abatement work in two areas of the Middle School.   Asbestos containing caulking was discovered in an area that will need to be abated so that the roof on the connectors could be removed.  The architect also asked that the contractor be allowed to remove several tiles in the administration area so that the pipes could be suspended from the ceiling rather than the wall.  It was an oversight that the piping was to be hung from the glass interior window wall.

 

MOTION:        To instruct the architect to issue a CCD not to exceed $5159 for additional abatement. (Wolk/Croteau - unanimous)

 

MOTION:        To authorize the purchase of the Cannon IR2270 for $5,474.32 for the office the SSBC.  (Wolk/Croteau - unanimous)

 

HVAC Project Coordinator Interviews - The committee will be conducting 4 interviews for the project coordinator for the Middle School HVAC project.  It is noted for the record that Michael MacDonald informed Member Wolk that he was only interested in a part time evening position and was unable to work during the day.  Each interview will be 20 minutes long with 10 minutes for introduction and a standard set of questions. The members of the committee will have an opportunity to ask questions. The following questions will be asked of each applicant.

·         What happens if you are sick or have to go on vacation?

·         Have you ever been terminated in the middle of the job?

·         What do you consider your most successful project and why?  What did you add to the project?

·         What was your least successful project and why?

·         How would you help us motivate a difficult contractor?

·         What is your background in relationship to the HVAC project - what would you look for in regards to inspection of work and installation of materials and piping?

·         Have you ever maintained as-built drawings for the owner and how would you deal with insuring that the contractor produced record drawings for the owner?

 

7:00pm Coast and Harbor - Carl E. Fletcher, Steve May

Mr. Carl Fletcher gave an overview of the firm of Coast and Harbor.  Mr. Steve May introduced himself and stated he will serve as the project coordinator for the Middle School HVAC project if selected.  He gave on overview of his projects.  He is a licensed HVAC technician and master pipe fitter. The members of the committee had the opportunity to ask questions.  

 

 

 

7:30pm - CMS, Inc. - Jim Byrne, Randy Smith

Mr. Jim Byrne, Co-Owner of CMS gave an overview of the firm of Construction Monitor Services, Inc.  Their specialty is school construction.  Mr. Randy Smith introduced himself and stated that he will serve as project coordinator for the Middle School HVAC project if selected.  The members of the committee had the opportunity to ask questions. 

 

8:00 - Manuel Domingos

Mr. Domingos gave an introduction of his experience of 30 + years in construction.  The members of the committee had the opportunity to ask questions.  

 

8:30 - Mr. Tom Leveroni

Mr. Leveroni gave an introduction of his experience of 40+ years in construction.  He stated that he would propose to work this project part time for about 4 hours a day.  The members of the community had the opportunity to ask questions. 

 

The committee discussed the need to have a full time person on site.

 

The committee ranked the firms and individuals in the following order.

1.      CMS

2.      Coast and Harbor

3.      Leveroni

4.      Domingos

 

MOTION:        To allow the chairman and project manager to enter into negotiation with CMS, Inc. (Wolk/Croteau)

 

Community Center Project: The following associate members were in attendance: Arnold Kublin, Rob Maidman, Rick Rice, Steve Lesco

The committee reviewed the proposals that were received and ranked the firms

in the following order:

 

1.      BH +A

2.      Graham/Meus

3.      Kaestle Boos

4.      Caitlin

5.      RGB

The committee will interview the top three ranked firms on June 28, 2005

The firms will be allowed 40 minutes for the interview.  The firms will be allowed to use power point for presentation.  The firms will be interviewed in alphabetical order starting at 7:00pm

 

The meeting was adjourned at 10:30pm.
