Middle School HVAC
The following correspondence was submitted for
review.
DCAM Evaluation-tabled from 4-4-06, 50% Interim Evaluation
Report for Fraser Engineering (DCAM Request) - The individual members of the
committee scored the contractor and the average score is 93. The project
manager will complete the evaluation for the chairman to sign.
Architects Report 4-3-06

The chairman discussed the meeting he had with KBA principal, Michael McKeon, to reduce the rate charged by the KBA project manager. KBA will be issuing a credit of $9,000 for the rate differential.

The committee discussed the preparation of the audit materials for the Cottage and East Elementary School.
Wilber School Project

Community Center Project
General bid review - Mr. Tom Scarlata gave an overview
of the bids that were received from the General Contractors. Mr. Scarlata had
spoken to the apparent low bidder, Paul J. Rogan Company regarding the
differences in the bid estimate and the cost estimate. The abatement and
demolition costs seem to be in line with the DG Jones estimate. The electrical
bids showed the largest increase in price. There are not a lot of areas where
the project can be cut. The project is a renovation of an existing building.
The architect submitted a list of items that could be changed to reduce the
price by $200,000 - Change Clay Brick Masonry on new additions to jumbo brick
or colored CMU, Lower Stair/ Stop at upper level. Provide only ladder and
hatch access to roof. Reduce extent of canopies at exterior, Simplify or
delete millwork in Ballroom, Where size allows, change wood clad windows to
vinyl, Change doors at COA level to hollow metal, delete lites and grilles.
There was discussion regarding how unknown conditions and the impact on the
project. It was determined that this was not an impact. Member Maidman stated
that he feels that the uncertainty of the market has affected the price of the
bids. Member Waugh stated that the Central Register has been about three times
thicker than it normally is. Member Clay stated that the project is 20% over
on the subs and 20% over on the general contractor.
Three options are available.
Do not do the project
Re-bid the project and do not pre-qualify the subs and re-bid the project
Go with the project as it was bid.
It is the unanimous consensus of the SSBC including associate members to go forward at town meeting for the difference of $1,384,000.00
