The meeting of the Sharon Standing Building Committee was called to order at 6:30 p.m. at the Community Center Conference Room
1. Administration
Approval of Minutes
MOTION: To approve the meeting Sharon Standing Building Committee Regular Session minutes of March 15, 2011 ( Slater/Tuck) unanimous
Future Meetings: Tuesdays, March 29 and April 12 and 26, 2011
Invoices:
MOTION: to approve the following invoices:
(High School Roof) - Baker/Wohl Architects #110201 $20,000 and #110202 $3,388

3. High School Roof
Bob White, OPM for the Sharon High School Green Roof Repair gave the following update on the project. (Reports are attached)
· 30% Schematic package from Designer
· Cost Estimate and Project Budget
· OPM and Designer Contracts to be reviewed by counsel
Bob White introduced Dan Bass of Baker/Wohl Architects and had him give a report on the High School roof on recommendations, etc. as follows: (Report attached)
· Aging roofing membrane
· Insufficient drainage due to inadequate slopes;
· Inadequately designed and failing scuppers – scuppers in poor condition;
· Structural Decking – recommend existing Tectum structural deck at Roof E and G be replaced where it is sagging;
· Roof Edge – Roof edge in some locations will be up to 12 inches from substrate elevation. Propose dual section metal profile edge detail that, contributes to the roof silhouette;
· Water infiltration to the building interior at clerestory windows where sills are too low and windows are failing;
· Skylights – Many of the skylights in northern part of building are not functional – recommend existing skylights and associated curbs be removed and opening capped to minimize potential points of water penetration – Place skylights over SPED classrooms
· Smoke Exhaust Doors – replace existing doors;
· Chimney – Recommend abandoned boiler masonry chimney at Roof C to be brought down 4 or 5 feet above the roof line;
· Ladders – replace existing ladders at Roofs B and L;
· Demolish Curbs –Abandoned curbs be removed and openings covered;
· External Walls – Masonry walls appear to be in good condition, but have found a few locations where there is water damage;
· Hazardous Materials – Asbestos & PCB Sampling – Clerestory Windows done by Arcadis U.S., Inc.
· A FTP site has been set up for the Sharon High School Roof project and the Existing Conditions Report and can be accessed by opening Windows Explorer on your computer.
Contingencies were discussed and the following motion was made:
MOTION: Approve to authorize the Chair to enter into agreement with DPI adding $500,000 to Owner’s contingency as a basis to go forward to MSBA (Croteau/Rice) - unanimous
