Applicant seeks two findings and a special permit relative to the proposed razing and replacement of a structure on a nonconforming lot as follows: 

1) finding that proposal is not more detrimental to the neighborhood per MGL 40A, S6; 2) finding that proposal does not increase the non-conforming nature of the property per Sharon Zoning Bylaw, Section 6412A; 3) Special Permit to allow the razing and replacement of a structure on a non-conforming lot per Sharon Zoning Bylaw, Section 6412B.  Property located at 57 Walpole Street and situated in the Single Residence B Zone within the Groundwater Protection District.
