Applicant seeking two findings and a special permit relative to proposed enclosed front entry and steps to a structure on a non-conforming lot 1) finding that proposal is not more detrimental to the neighborhood MGL 40A S6; 2) finding that proposal does not increase the non-conforming nature  of the property per Sharon Zoning Bylaw Sec. 6412A; 3) Special Permit to allow a front entry expansion to a structure on a non-conforming lot per Sharon Zoning Bylaw Section 6412B for property located in the Rural 2 Zone within the Surface Water Protection District.

Applicant seeks (i) modification of the Phase 1 Site Master Plan pursuant to Decision for Case No. 1588 pursuant to Section 6320 et. Seq. of the Sharon Zoning Bylaws; (ii) a special permit to allow an increase of the building size of Anchor 1 to approximately 86,000 s.f. pursuant to Sec. 2326 of the Sharon Zoning Bylaws; (iii) such other relief and findings as may be necessary or required for those matters specified in (i) and (ii) above. The property is located as land bounded generally by Interstate 1-95 to the west, by South Walpole Street to the north, by Old Post Road to the east, and by S. Main Street to the south and shown on the Assessor’s Map as Map 47, Parcels 4-1 and 4-2 and Map 57, Parcels 19 and 22 and the approximate area is 59 acres.  The property is situated in a Business District D zone within the Groundwater Protection District.
